February 2010
ALERT: Mark your calendar
The 4th of 4 Public Hearings on the proposed revisions to the residential zoning district is scheduled for 6:00pm Thursday 1st April 2010 at City Hall Downtown Dawsonville.
A proposed amendment to the existing Home Occupation regulations would allow business activities and storage in both purpose built and existing detached accessory building in all residential districts on lots of 5 acres or more, irrespective of the size, density or juxtaposition of much smaller neighboring lots, as well as increasing the proportion of the home that can be used for business purposes. These accessory buildings housing business activities could locate as close as 10ft from the property line and be a maximum height of 30ft.
The current regulations stipulate "No more than 25% of one floor of the building (residence) may be utilized for the home occupation; use of accessory buildings in whole or part for the home occupation is not permitted"
Residents who purchased their homes under these existing regulations may find that the proposed changes will negatively affect their residential property value. In addition these proposed regulation changes will have a greater impact on homes on small lots (.75 acre and less lake lots) in the more densely populated SE corner of our County that have a few larger lots separating them, and lack controlling deed restrictive covenants.
